Home and Neighborhood Development (“HAND”) department, works to ensure that NACA homeowners will have properties that do not require significant repairs for a number of years. The HAND department is also essential in providing Members with the opportunity to purchase homes in need of substantial renovation. These properties are often only available to investors who purchase them at below market prices, making cosmetic repairs and flipping them to working people at inflated prices. Now NACA Members can purchase these homes without paying an inflated price to an investor.

Repairs crucial to the integrity of your home, such as replacing outdated heating systems, upgrading electrical, and repairs to the structure due to termite damage, can be addressed through the HAND program. Generally, these items are identified in your Home Inspection Report. HAND enables you to complete the necessary renovations or rehabilitation before moving into your new home. The purchase price and cost of the rehab work are rolled into one mortgage with one monthly payment at the same below market interest rate. The amount of your rehab loan is dependent on the amount of the mortgage you can afford or are qualified for in addition to the property’s as-improved appraised value.
No payments during renovation
In order to make significant renovations where it is not possible to live in the property, it is often not possible to pay both the rent and mortgage payments. Under the HAND program, making major renovations are possible and encouraged, since you would not have to make a mortgage payment for a period of up to six (6) months and your monthly payments would not increase. The deferred payments would be added to your loan and your interest rate permanently reduced by 3/8%; that way your monthly mortgage payment will not increase. This is a tremendous benefit which is not available elsewhere.
